In the era where urban development and corporate needs intersect, old building conversion projects are becoming more and more popular. One such example is the CityZen project in Bucharest, which transforms a former factory into a multifunctional complex.
CityZen will be developed on a 9-hectare plot, representing a portion of the former Griro factory on Calea Griviței.
The factory has a rich history. It was built in the ’60s and functioned as an important industrial center in Bucharest. Over the years it has witnessed significant economic and social changes, but also its gradual decline. Instead of letting this property fall into disrepair, the developers saw great potential in it and decided to turn it into a modern complex.
The attention given to landscape architecture, the integration of new constructions, and the conversion of some of the warehouses into open and semi-open spaces while preserving industrial architectural elements, will ensure a mix of styles, height regimes, and functions. Thus, the high-rise office buildings will be located on the boulevard, and behind them, towards the interior of the complex and protected from traffic noise, the residential buildings, service spaces, areas for cultural activities, kindergartens, parks, alleys, running tracks, etc.
At the end of the development, the office component will have an area of 45,000 square meters. The finalization of the first spaces, of approximately 20,000 sqm, is scheduled for the first half of 2027. For the same period, the delivery of a 500 sqm shopping gallery, a 2,400 sqm supermarket, a 5,000 sqm hypermarket, and 239 apartments is planned.
CityZen will not be a closed complex but will help to create a community, where both the residents and tenants of the complex, but also the residents of the adjacent neighborhoods can enjoy the playgrounds and green spaces.
