AFI LOFT – A New Office Project Under Development, through the Expansion of AFI Cotroceni Mall

AFI Europe, one of the largest real estate developers in Romania, has started the construction of the AFI Loft project – a new office development of 15,500 sqm, which will be integrated into the AFI Palace Cotroceni mall. The mall has developed a real anchor for what over time has become a particularly important and successful mixed-use project in the central-western area, AFI GLOBAL, comprising, in addition to the 90,000 square meters of the shopping center, 70,000 square meters of office spaces already completed (AFI Park 1-5). The development of a residential component of over 30,000 square meters will begin in the next period.

The AFI Loft project will offer a modern and attractive solution for the office market in the area, aiming for completion towards the end of 2024- the beginning of 2025. The office spaces will be arranged on two floors above the mall, with direct access from Timisoara Boulevard. The construction works have already started, and the structural part has already been completed.

Although the floor area is particularly generous, approx. 8,000 sq m, the space was designed to enjoy easy access to natural light, and the possibility of functional partitioning.

The future tenants of AFI Loft will benefit both from the convenience of a central location and excellently connected by means of public transport, as well as from all the facilities offered by the mall – 2,700 parking spaces, Auchan hypermarket, shops, restaurants, cafes and the largest shopping area leisure from a shopping center in Romania, including 20 cinema halls, ice rink, indoor rollercoaster, etc. The tenants present in the building will also benefit from the Afi Club Card, a loyalty card addressed exclusively to the employees of the rental companies in the AFI buildings, which offers discounts of 10-30% in the food court area and services in the mall.

Looking deeper, the AFI Loft project reveals a new trend in the local office market – to combine functionality with convenience, an aspect that is becoming increasingly important, in the context of the return to the office and the evolution of the hybrid work. Thus, the future tenants will be able to benefit from a professional work environment, as well as relaxation and socialization during their free time thanks to the adjacent facilities, an approach that meets the dynamic needs of employees in the post-pandemic era.

Therefore, the new AFI Loft development promises to be a real success on the market, offering a harmonious union between the classic office concept and the benefits of a mixed-use environment. The picture is completed by the proven experience of the developer which will ensure delivery to high standards, the entire portfolio of office buildings of AFI Europe Romania receiving in 2022 the Well Health & Safety certification for five key features, among which cleaning procedures, air quality management and health services.
