Sema Park is a mixed-use reconversion project, developed on the Semanatoarea platform. The total planned built area is 964,800 sqm, of which:

• 526,800 square meters of office space;

• 93,500 square meters of retail space;

• 305,200 square meters of residential area.



The office buildings will be of three types:

• City Buildings - large buildings located along the Dambovita river;

• Courtyard Buildings - with flexible compartments;

• Pavilion Buildings - independent subsidiary buildings with own administration and underground parking.



Phase I



The first two buildings, River View (City Building type) and Atrium House (Courtyard type). They were put into use in 2007 and 2008 and have useful surfaces of 23,000 square meters and 17,000 square meters, respectively.



Phase II



It includes 3 Courtyard-type buildings, with P+1 layout, named Brussels, Paris and Berlin.

• The Brussels building - was completed in 2016 and has approximately 14,500 square meters. The number of parking spaces allocated to this building is 300.

• The Paris building - was completed in 2018, has 10,000 square meters and 185 parking spaces.

• The Berlin building - completed in 2019, has 15,000 square meters and 300 parking spaces.



Phase III



It includes 2 buildings, one of the Courtyard Building type (the Oslo building) and one of the City Building type (the London building), both with a completion date of 2022 - 2023. The two buildings have 669 underground parking spaces.

• The Oslo building - surface of approximately 10,000 sqm and structure 2 S+P+5E

• The London building - 21,000 square meters, arranged on 2S+P+14E



Location Sema Parc Bucharest, sector 6:



In the central-western area of ​​the city, under accelerated development, near the Regie complex and the Polytechnic University. Access can be done both by metro, the Petrache Poenaru station being located right at the entrance to the complex, and by surface public transport. Car traffic in the area is quite fluid, being taken over both by Splaiul Independentei and by the Basarab bridge.
