During a period of lull in the development of office buildings in Bucharest, the year 2024 does not announce the delivery of buildings with large areas, as we are used to. However, companies considering changing or expanding their headquarters have at their disposal during this period extended areas in high-class office buildings already in use.
In the list below, you can find some buildings that, at least in the first part of 2024, will be able to accommodate requirements for spaces larger than 1,000 square meters.
1. ONE Cotroceni, located near the Cotroceni district, at the intersection of Progresului Street and Panduri Street, is a project for a complete transformation of an industrial platform, the former Ventilatorul factory. The land of over 5.5 hectares currently hosts two completed office buildings, with another one to be built, as well as eight residential blocks with 850 apartments equipped to premium standards. The complex will offer the necessary facilities for a sustainable community: shopping areas, fitness room, running track, restaurants, cafes, and green spaces in the residential area and on the upper level of the office buildings.
The office buildings benefit from large open spaces of 3,000 square meters per floor, as well as top equipment, features that have led many prestigious companies to opt for the relocation of their headquarters in the One Cotroceni business park. The currently available spaces are ready for development and support partitions from 400 square meters.
2. U Center B, the second building within the project with the same name, was completed in 2023, the total leasable area of the project thus reaching 68,000 sqm.
Located between two parks, Tineretului Park and Carol Park, U Center Business Park is easily accessible for employees and offers numerous facilities, restaurants, cafes, event halls, kindergartens, schools, high schools and universities, shops, pharmacies, medical centers, hotels and other accommodation units.
Companies can still opt for surfaces starting from 800 square meters.
3. Floreasca Park is located in the northern part of Bucharest, more precisely in the Barbu Vacarescu area, one of the most attractive areas for companies looking for new premises.
The complex includes two modern class A office buildings, completed in 2013. Each building benefits from two levels of parking in the basement, a ground floor for reception, and office spaces on six floors. The total leasable area of the complex is approximately 39,350 square meters and the tenants have at their disposal areas between 300 and 3,600 square meters that they can customize according to their needs.
4. J8 Office Park, located just 300 meters from Jiului metro station and 14 minutes from the airport, is a location with multiple advantages for rental companies. 5. The London and Oslo buildings within the Sema Parc project represent the third phase of development of this business park. With different surfaces and height regimes, the Oslo building with 5 floors and 10,000 sqm and the London building with 15 floors and over 21,000 sqm, the two buildings can accommodate tenants with various requirements.
6. The @Expo office project includes 3 buildings with a total area of approximately 50,000 square meters, built between 2020 and 2023.
Being located on Expozitiei Boulevard, near Piata Presei Libere and the Romexpo exhibition complex, the project benefits from good surface public transport connections.
7. The River View building has great visibility through the large street front at Splaiul Independentei and benefits from easy accessibility both by car and by public transport, the Petrache Poenaru metro station being right in front of the building.

8. AFI Tech Park 2 was put into use in 2022 and has a usable area of 24,500 square meters arranged on the ground floor, eight floors, and two basements for parking with a capacity of 220 cars. Each floor offers an area of 3,000 square meters of open space and possibilities for partitioning and accommodation of tenants starting with 500 square meters, being able to accommodate one workstation for every 8 square meters.
AFI Tech Park is a business project with multiphase development that will eventually have 70,000 square meters of class-A office space.
9. The S-Park complex is located in the Piata Presei Libere area, not far from the Romexpo exhibition center and the Herastrau Park.
It consists of four interconnected buildings, each structured on 3 underground levels, a ground floor, and 5 floors, and currently offers spaces for rent with variable surfaces, between 300 and 1,000 square meters.
10. West Gate, located in the Militari area, is a multifunctional complex that includes both office and residential buildings, complemented by commercial areas, facilities, and recreational spaces.
Among the options available to residents and employees here are: shops and restaurants for daily needs, a medical clinic, an outdoor swimming pool, a running track, a tennis court, a fitness room, a car wash, a heliport, and temporary accommodations for visitors.
