What Will the One Cotroceni Park Project Look Like

One Cotroceni Park is most likely one of Bucharest’s most ambitious urban regeneration projects: a landmark mixed-use project, with over 75.000 sqm A-class offices in a  modern business park, 800 apartments, and 20.000 sqm retail spaces. And it is also probably one of the best pre-leasing opportunities in the office market in 2020 – 2021 !

The project brings unique floor plates, reaching up to 9.000 sqm horizontally, with good natural light, lovely elevated gardens and terraces, and a wellness gym. And these are just a few of its amenities.

The One Cotroceni concept – “city within the city”

It is a complete transformation of an industrial site, the former Ventilatorul factory. On the 5,8 hectares land, One Cotroceni is set to accommodate a community of over 12.000 people living and working together.

The business park – the project’s core facility –hosts a large retail area, with fitness and medical facilities, supermarket, restaurants, and a wide range of storefronts.

The residential area is designed with a vast green interior courtyard and educational facilities.

The project will have 1.700 underground parking spaces, preserving most of the exterior ground level areas for the interior garden.

Emblematic address, in a prominent business district

The One project is located in Cotroceni, one of Bucharest’s most reputed areas, just a few walks from the presidential palace. It is part of the Central-West office district, the capital’s most dynamic business pole currently and second-largest at the market level, after the north area. With over 280.000 sqm of A-class offices delivered within the last three years and anchored by the Polytechnic University’s presence, the Central-West area is the IT cluster of Bucharest.

One Cotroceni Park is:

  • 1 min walking to Academia Militara subway station, soon to be opened
  • 10 min walking from AFI Cotroceni Mall and the Botanical Garden
  • 10-15 min drive to Unirii and Victoriei squares

Phases of One Cotroceni Park

The project is set for development in two phases. In 2020, construction started for the business park area. The business park’s Phase 1, delivering 43.000 sqm class A offices and retail facilities, will be completed in Q4 2021.

Phase 2 will bring an additional 34.000 sqm office & retail spaces in 2022.

The residential area is under planning, with completion further to be confirmed.

Great pre-lease opportunities for offices

What is unique to One Cotroceni Park is the excellent horizontal layout of the floors, offering anything from 1.000 sqm to contiguous 4.800 sqm to 9.000 sqm. Although having a general L shape form, no two levels are the same.

Almost all floors have lovely large terraces, enabling creating relaxed working spaces and informal meeting areas, able to use from spring till autumn. The upper-level tenants can enjoy real rooftop gardens.

Pre-lease has already started. To ease the tenants’ process and reduce all none core efforts of future occupiers, the developer offers a turnkey fit-out delivery option for the office spaces rented now in One Cotroceni Park.
