ONE Cotroceni Park Phase 2, the First Office Building Delivered in 2023

The first month of the year also brought the first delivery of an office building, namely the second building of the ONE Cotroceni Park project, the only building to be completed in 2023 in the Central-Western area.

ONE Cotroceni is a complete reconversion project of an industrial platform, the former Ventilatorul factory. Developed on a plot of over 5.5 hectares, it will include three office buildings, two of which have already been completed, and 8 residential buildings with 850 apartments with premium amenities, the latter still under construction. The complex will benefit from all the facilities for the growth of its community: commercial spaces, fitness room, running track, restaurants and cafes, green space in the residential area and green terraces on the upper floors of the office buildings.

The 2nd building of ONE Cotroceni Park has 34,000 square meters and a layout on 3 levels of parking, a ground floor and 12 floors for offices. Benefiting from an open floor plan of 3,000 sqm and state-of-the-art technical equipment, the building was chosen by renowned companies for their offices (BAT Global Business Solutions rented 10,500 sqm and Siemens Energy 7,500 sqm) and the remaining spaces that are still available are ready for furnishing.

The complex is designed with LEED Platinum and WELL standards in mind, focusing on sustainable operation and minimal impact on the environment. One Cotroceni 2 has a 4-pipe HVAC, with heat recovery and fresh air intake of 7m3/h per person, a building management system, charging stations for electric cars, high-performance lighting and air conditioning systems, underground parking of 850 places served by 9 elevators.

ONE Cotroceni Park is located near Drumul Taberei boulevard, Progresului road and Panduri road, with access to the city center through Eroilor boulevard. It is served by the Academia Militara metro station and by numerous tram, bus and trolley bus stations that facilitate the connection with most areas of Bucharest. AFI Cotroceni Mall and the Botanic Garden are a 10-minute walk away, and Piata Unirii and Piata Victoriei can be reached by car in 10-15 minutes.
