The Future of Office Buildings Lies in Smart Corporate Campuses, With Social and Wellness Facilities, Americans Believe

Today’s young employees, who are much more friendly than past generations, set new standards for offices that are built and will be built in the coming years. As a result, developers need to consider their needs and choose locations where young people can cycle to the office and create a mix of tenants to provide wellness, relaxation, and networking areas (so-called loft spaces), dining, and even leisure or shopping.

“Regardless of location and format, campuses will promote wellness culture, integrate and use smart technology to increase the performance of buildings. But often, they will do more – adding complementary uses and facilities, even in the community, combining non-office and office work to stimulate innovation.

Campuses and formal buildings help create a strong identity to strengthen corporate culture.” is shown in a study by the famous architecture company Gensler, with a portfolio of over 3,500 customers globally and an annual turnover of over one billion dollars.

Office tenants and their employees are always on the move. They need spaces that change quickly, depending on their needs, both in landscaping concepts, facilities, and partitions of spaces and their destination.

“Office buildings will be less of a product itself and more of mixed-use. In some cases, however, the mixture has the shape of towers that combine uses in a vertical format. More and more often, the campus will have a richer composition, which combines different scales and combines the imaginative program to promote a kind of informal interaction that generates more retail traffic and an evening and weekend activity”, the same study shows.

In Romania, Bucharest, Timisoara, and Cluj-Napoca, office parks have begun to emerge to respect these principles and transformed into campuses for employers, such as The Bridge, Campus 6, Timpuri Noi Square, Business Garden Bucharest, ISHO, Green Court, The Office, OpenVille, and Vox Technology rent and in the ESOP portfolio.
