At the beginning of this year, 20 class A and B + office buildings are under construction and with delivery potential, with a total area of 282,453 sqm. According to the information from this date from the ESOP Consulting company, many of the future spaces are pre-leased, respectively, an area of over 125,000 sqm.
Among the office areas with the highest amoung of space deliveries in 2020 are Floreasca – Barbu Văcărescu, Orhideea, Politehnică and Expoziţiei.
The most extensive stock of new office spaces will be delivered in the business areas of Center-North. So in this part of the Capital, which includes the Floreasca-Barbu Văcărescu areas, but also the Expozitiei and Dimitrie Pompeiu, six large office buildings will be put into use in 2020, accumulating a total area of 141,309 sqm. From this future stock, an area of about 50,000 square meters was already reserved by prospective tenants with pre-lease contracts signed from 2018-2019.
The first office building after completion terms this year is Globalworth Campus – Building C, with a total area of 28,000 sqm, of which about 22,000 sqm are already occupied. The High-Tech construction is part of a complex project, Globalworth Campus, with a total of 88,000 sqm of office and service spaces, at high-quality standards, and with a BREAM green certificate. Campus tenants include Amazon, Mindspace, Honeywell, Dell, Ademco, Stefanini, P4Cards, Mazars, Chain IQ, Delphi, and Stradale.
Another landmark project delivered this year is Ana Tower, in the Expozitiei area, with a total of 35,602 sqm, of which an area of about 15,000 sqm is pre-leased. The anchor tenant, which has pre-rented the most significant space in Ana Tower, is the international consulting company Pwc. The 110-meter-high office tower will be visible from a great distance and will have service spaces.
In the second place, as the size of the stock of newly delivered office spaces, will be the Center-West business pole, with an area of 111,400 sqm, in the Grozăvești, Orhideea and Politehnică subzones. This center-west pole has the highest degree of pre-occupancy, in 2020, more than half of the office spaces expected for delivery are under pre-lease contracts at the beginning of the year.
The Bridge and Campus 6 under construction office buildings have the best occupancy rate.
The Bridge III, the third phase of The Bridge project, with an area of 20,191 sqm (as it will be delivered in 2020), only has an area of about 4,000 sqm available. Among the tenants who signed pre-contracts is IBM.
In the Campus 6 project, two class A office buildings will be put into use this year, one fully pre-rented – Campus 6.2, with a total area of 20,650 sqm, and the other, Campus 6.3, with a total area of 17,580 m of which only a space of 300 sqm is still available. Tenants who have signed pre-leases include companies as Microsoft and Lagardere.
An office building that has several available office spaces in the area is the Politehnica Business Tower.
In the Ultra-Central area of Bucharest, the third most crucial area of the spaces delivered in 2020, there are five class A boutique office buildings, with delivery time this year, with a total of about 40,000 sqm. Two of these premium projects, Dacia 1 and Dacia Casa Cesianu, are fully pre-leased. The buildings in the Ultra-Central area that have spaces available for rent are Matei Millo Novotel Offices, H Victoriei 109, and Mendeleev Office.
Smaller office buildings in the Titan, Lujerului and Prelungirea Ghencea areas are also under construction and are expected to be delivered.
