The top of office buildings in Bucharest, according to the leased areas in the first 9 months of 2023

1. In the top of office buildings in Bucharest in 2023, U Center was the number 1 preference of companies for new office spaces, with lease transactions for 24,370 sq m being concluded here.

U Center is a class A office project, located between two parks, Tineretului Park and Carol Park. The area is very easily accessible for employees and offers numerous facilities, including restaurants, cafes, event halls, kindergartens, schools, high schools and universities, shops, pharmacies, medical centers, hotels, and other accommodation units. The second building within the complex was completed this year, the total leasable area thus reaching 68,000 square meters.

Along with Adobe, which will move into an office space of 17,000 sqm, other companies that have chosen to rent new premises in U Center in 2023 are Brinel with 1,000 sqm, Eurowag with 1,200 sqm, Segula Technologies with 2,000 sqm.

2. The Green Court project is in the 2nd place on the list of buildings in terms of leased office space. Located in the Barbu Vacarescu area, it includes three buildings with a total area of ​​52,000 square meters and 837 parking spaces. Here, in the first 9 months of this year, 11,140 square meters of office space were rented.

The most important tenant that opted for a new space in Green Court in 2023 is Transilvania Bank, which rented 10,000 square meters.

3. The Globalworth Square business center won its third position with 10,000 sqm rented by EMAG. The project commissioned in 2021 has 15 floors and a leasable area of ​​30,000 square meters. It is located near the Promenada Mall, five minutes walk from the Aviatiei metro station.

4. The Bridge project, in the Grozavesti area, attracted new tenants for 6,200 sqm. Built in three phases, the project includes almost 80,000 rentable square meters and 1019 parking spaces. The companies that preferred this project were VOIS, which rented 5,450 sqm, and Medicover, with 750 sqm.

5. Also the Globalworth Campus project was sought in 2023, attracting tenants for 5,900 sqm (Global Technical Systems 900 sqm, Coca-Cola 4,500 sqm, and Returo 500 sqm). Globalworth Campus includes three office buildings with a total of 88,000 sqm GLA, completed between 2017 and 2020.

Other projects in which important areas were rented are Politehnica Business Tower where transactions were signed for 4,700 sqm, AFI Park Floreasca with 4,400 sqm, AFI Park with 4,000 sqm, West Gate with 3,800 and the London Building within Sema Parc with 3,780 sqm.
