Orhideea Towers’ Second Largest Office Tenant: Bitdefender

The Romanian IT&C company, Bitdefender, pre-leased a total area of 9.267 sqm of office space, in Orhideea Towers under construction. The completion deadline of the Orhideea Towers project is in the middle of 2018, then both Bitdefender and Misys, another big player in the IT&C field, will move here.

Misys has pre-leased 8.000 sqm in Orhideea Towers building, extending to 11.000 sqm, in the ten years of the contract. Thus, with the Bitdefender transaction, the occupancy rate of the Orhideea Towers building reaches 65%. 

The Orhideea Towers project is being built in Orhideea-Grozăvești area, developer PORR Construct, being located right at the intersection between Orhideea Road and Splaiul Independenței, across the road from Grozăvești metro station.

In the immediate vicinity is Politehnica Bucharest, the educational institution with the most technical students in Romania and Regie student campus, the largest in the country. Nearby are the Carrefour Orhideea galleries, with their own “food court,” here there is a project for the development of a modernized shopping center.

The Orhideea Towers project envisages the construction of two towers with office space for rent, one high of Gf + 12 floors, and one of Gf + 17 floors, with a total of 37.000 sqm, with commercial spaces on the ground floor. In the basement, the building will have 406 parking spaces for cars and parking for bicycles, equipped with locker rooms and shower cabins.

Orhideea Towers project has LEED Gold pre-certified, green building with high class A quality standards.

Why the center-west area for office space in Bucharest

In the center-west area, in 2018, office buildings will be put into use, totaling over 200.000 sqm. However, some of them are reserved, with pre-lease contracts. 

The big companies IBM, Bitdefender, BCR, Misys, Dell Secure Works, Adobe, have chosen to rent office space in a new office center in the center-west of Bucharest.

In another large office building under construction, The Bridge, located right next to Orhideea Towers, over 1.000 sqm, was pre-rented on the ground floor, a restaurant called Boutique Food Hall, which will bring a new concept of food for future employees in the area.
