I. DEMAND: Potential buyers are primarily looking for offices for their own use

In the last six months, there has been a 20% increase in the demand for the acquisition of spaces registered in the database of the company ESOP Consulting. Among the potential clients are companies in the medical field, in the IT&C and services sector. Most of the requests concern the acquisition of real estate with average surfaces, up to 4,000 sq m, and budgets of up to five million euros.

“At the moment, we are in advanced talks with two companies in the medical field that are looking to buy offices with budgets of 3-5 million euros. Otherwise, potential buyers are companies or individuals who are interested in smaller spaces of 100-300 sqm. In this segment, we even recently brokered a transaction “, says Alexandru Petrescu, manager of ESOP Consulting.

II. OFFER: Only some of the owners want to be known that they are selling

In October 2012, in Bucharest, 100 office centers and 124 villas with office space are for sale, according to the company’s database, ESOP Consulting. Of these, only some are public. For the rest of the buildings, the owners appealing to a discreet promotion.

“Many of these projects are put up for sale as part of the owners’ strategies to streamline property portfolios, such a transaction allowing the development or completion of another company project. It is an excellent time to buy because the number of available properties is more than double compared to 2008, and the prices are significantly more advantageous “, says Alexandru Petrescu, manager of ESOP Consulting.

Prices vary between 70,000 euros and 24,000,000 euros

The cheapest property that can serve as office space and can be bought immediately is a 63 sq m office, in the Sitraco complex in the Unirii area, for 70,000 euros. The most massive budget, of 24 million, is requested by the acquisition of a business center in the Alba Iulia area, with a total leasable area of ​​17,610 sq m. The most expensive office villa for sale costs 8,000,000 euros, is located in the Romana area and has an area of ​​2,700 square meters.

The sale price per square meter of office space is between 829 euro/sqm (a business center in the south of the Capital) and 5,000 euro/sqm (an ultra-central historic villa). Most offers – about 75% are between 1,250 euro / sqm and 2,100 euro / sqm.
