The share of IT&C tenants in the Bucharest office space market at the end of 2022 and forecasts for 2023

In 2022, the most active companies were those in the field of IT&C, BPO, and SSC, with 23% of the total volume of transactions, followed by those in the field of Professional Services with 17%.

Among the companies that rented office spaces with significant surfaces in 2022, we mention EveryMatrix, Cegeka, Softbinator Technologies, Expleo, Infineon, NXP. These, as well as other well-known companies, have rented spaces in class A office buildings such as Campus 6, Sky Tower, Opera Center 1, Miro, Arghezi 4, Afi Park, Orhideea Towers, etc.

In recent years, the share of leased office space from the IT&C, BBO, and SSC companies has registered a constant decrease (from 50% in 2019 to 30% in 2020 and up to 23% in 2022). However, as the area of office space rented, the IT&C field, after the year 2020 with a very low rental volume, is in a slight recovery.

In the years before the pandemic, especially between 2017 and 2019, the demand from IT&C, BPO, and SSC companies categorically dominated the office space rental market.

 

In 2017, the IT&C segment had a share of 51% of the total number of newly leased office spaces in Bucharest.

The following year, 2018, was also dominated by rentals in the IT sector, but with only a slightly smaller total area and a share of only 36%.

In 2019, the year with the largest volume of office spaces rented in Bucharest, the IT&C, BPO, and SSC segment increased again, returning to the percentage of 50% of the total transactions.

In 2020, the demand for offices for rent for IT&C, BPO, and SSC employees decreased, a decrease correlated with the development of hybrid and remote work models. In total, the requests from the companies active in this field decreased in volume but also as a percentage, from half to only one-third of the total transactions.

The last two years, 2021 and 2022, brought an increase in leased office space compared to 2020, although the share of IT&C, BPO, and SSC continued to decrease, reaching 23%. This percentage decrease was felt in 2021 because the demand from companies in the medical field was at a much higher level than in previous years. The year 2022, although still dominated by the IT field, was characterized by a balanced distribution of office space rentals according to the activity field of the tenant companies.

We estimate that in 2023 there will be an upward trend in the share of requests coming from IT&C, BPO, and SSC companies because we notice that there is an interest from the management of these companies to encourage physical presence at the office and we estimate that it could return at a share of 30-35%, similar to 2018.
