IBM Pre-Leases 10,000 Sqm of Office Space in the Bridge 3

The Bridge 3 is currently under construction and is expected to be put into use in the first quarter of 2020. IBM will cover an area of 10.000 sqm, half of the entire building, The Bridge 3, which will have a total rentable area of 20.191 sqm class A office space. 

IBM is in the second contract signed for The Bridge Park project, this new 10.000 sqm pre-lease agreement in The Bridge 3 being an extension of the current space of 18.000 sqm rented in “The Bridge 1 the first building of the complex, where it has been operating since 2017. 

There are spaces available only in The Bridge Park’s three office buildings in The Bridge 3 building. It will be LEED-certified, with green building features.

The offices are efficient, with a BMS control system, optimal natural light, and low energy and water consumption, efficient air conditioning systems, collection and recycling of rainwater, photovoltaic panels, and LED lighting with motion sensors. 

“The Bridge 3” is well located in Grozăvești-Orhideea area, with easy access for employees, with a metro station nearby, tram and bus lines, but also direct road access to the northern and southern regions of the Capital, thanks to Basarab Bridge and east-west, thanks to Splaiul Unirii. 

Also, there are unique parking spaces, changing rooms, and showers for employees who want to come to the office by bike and scooter. 

There is an indoor garden in front of the office building, with natural plants and waterfalls, recreation areas, free Wi-Fi, and outdoor terraces of the cafés and restaurants on the ground floor. 

The project also enjoys food and shopping facilities, apart from the restaurants on the ground floor, the Carrefour Orhideea Galleries are very close.

The Bridge 3 will have two basements, ground floor, ten floors, and high visibility in the area. The design is made by the international architecture firm Epstein, with 90 years of experience in the field of commercial architecture, both in the USA, the country of its origin, and internationally.
