Dentotal dental products distributor moves its offices in Equilibrium I

Dentotal rented a 650 sqm office space in the Equilibrium I building through the real estate company ESOP Consulting. The medical and pharmaceutical sector rose to a market share of 10%, in the first nine months of 2020, as a percentage of the rented office space in Bucharest, compared to 3% last year.

“Dentotal is an expanding company, and the relocation of the Dentotal offices in a premium A class building, recently put into use, is the second transaction for which we offered consultancy in 2020”, says Ionut Gidei, Senior Associate Corporate Services at ESOP Consulting | CORFAC International. “At the beginning of the year, the ESOP team assisted Dentotal in renting an industrial space with an area three times larger than before, in Eli Park 1 in Chitila. To adapt to current conditions in the real estate market, our company has diversified its range of services, offering consultancy and solutions for both the office segment and the industrial segment, of renting and selling industrial spaces which proved to be beneficial for our business partners and us”, adds Ionuț Gidei.

Equilibrium I office building, where Dentotal will move, has a leasable area of 20,600 sqm class A office space and represents the first phase of the Equilibrium project, located in Barbu-Văcărescu office hub area. Equilibrium I is certified to LEED Core & Shell green standards, Platinum level, having sustainable spaces, low energy consumption, 16 charging stations for electric cars, and urban mobility facilities. Employees who prefer to go to the office by bike or scooter have at their disposal a bicycle parking lot with locker rooms, lockers for storing personal items, and shower cabins, as well as 20 bicycles for rent, included in a system that has 210 bicycles integrated throughout the city, in various hubs. Outside the building, there are outdoor seating areas with wireless coverage and street furniture with electrical outlets.

Among the measures to limit the spread of COVID 19 taken by Skanska in the Equilibrium I building to encourage office work are: implementation of a thermal imaging camera system for body temperature control, so the access of people with a temperature higher or equal to 37.3 degrees is restricted; elimination of human contact at the reception and the possibility of registering visitors via a tablet; putting dispensers with disinfectants in several areas and placing a disinfectant mat at the main entrance; putting nanoseptic films on the control panels of the elevators, the handles of the access doors in all common areas (bathrooms, parking lots, etc.); special signage for compliance with distance measures, such as limiting access to elevators to a maximum of 4 people;  specially arranged areas outside, for taking parcels from couriers, but also Easybox type storage spaces.

Due to these measures, the building is certified with WELL Health-Safety Rating, the newest building appraisal system introduced by the International WELL Building Institute (IWBI). This new evaluation system can help companies adapt their office space to the post-covid19 reality.

The relaxation area has an even more important role in keeping the distance recommended by the authorities. The generous green spaces combine several roles with the integrated urban furniture, both a relaxing one and a practical, aesthetic one.

The medical and pharmaceutical field climbed three places in importance in the share of rented spaces

In 2019, the medical and pharmaceutical field was in seventh place in the top of the domains from which the biggest office tenants came, but this year it has risen to fourth place due to the health crisis and higher demand for specific services and products. In total, last year, medical and pharmaceutical companies accumulated rented, pre-leased, or expanding office space of 3% of the total market, while in the first 9 months of 2020, this share rose to 10% of total transactions. 

“The IT&C, BPO, and SSC field remain in the first place, but at one-third of the market (32%), decreasing compared to the previous year, when it had half of the office space rental market in Bucharest.

Professional services (law, audit and accounting, management consulting, staff training, recruitment, etc.) also rose to the top and kept the same share of financial services,” said Alexandru Petrescu, Managing Partner at ESOP Consulting at CORFAC International.

Dentotal Protect
