Dedeman Buys the Bridge Offices

The Bridge project was bought by brothers Dragoș and Adrian Pavăl, shareholders of Romanian company Dedeman, a leader in the bricolage industry in Romania. According to ESOP Consulting estimates, the transaction was made at about 200 million euros and is the highest value so far in the Romanian office market.

The Bridge is the first large-scale office project with Class A spaces developed in the new center-west office pole. In Orhideea-Grozăvești-Politehnică area, large companies such as BCR, IMB have already moved and where Medicover, Schlumberger, and UPC have pre-leased future premises. 

“We hope to mark a new beginning for Romanian entrepreneurs, to bring more confidence in the development and procurement of large-scale projects’, said the new owner Dragoş Pavăl, CEO of Dedeman, today for the press.

The Bridge is being developed in three stages of construction, The Bridge I, The Bridge II and The Bridge III, the first stage is already delivered to the tenants and the second stage in progress. The business center will have about 80.000 sqm of class A office space, with state-of-the-art facilities, with an indoor garden, restaurants, and service areas on the ground floor.

The building has received LEED Platinum certification, with the highest LEED (Leadership in Energy and Environmental Design) certification score, granted by the US Green Building Council (USGBC) to a property in Romania.

The center-west area of Bucharest is the fastest growing office pole in the last two years, as we estimated in an ESOP analysis, here will be delivered most office space in 2018.

Although the supply of offices will be high in the short term, the Orhideea-Grozăvești-Politehnică area enjoys the highest degree of absorption of office space under construction. For this area opting most companies when they pre-leased class A spaces in 2017 and 2018, the degree of the vacancy being the lowest in Bucharest.

The accessibility and proximity of the Politehnica University of Bucharest and the student dormitories are the most significant advantages of the area. Near “The Bridge” project is the Grozăvești metro station, Regie – the largest student campus in Romania, the Politehnica University of Bucharest, and the Carrefour-Orhideea galleries with a generous food court.

The Botanical Garden, the AFI Cotroceni Mall, and the Gara de Nort are a 10 minutes’ walk.
