Most companies that moved their office in 2014 chose the northern part of the Capital

In 2014, in Bucharest, three quarters of companies rented in the North: 59% of traded office space is in the center-north and 17% in the north, according to an ESOP analysis, based on data centralized by the forum of sizeable real estate consulting companies. At a great distance, in the third place, there is the ultra-central area and the center-west area, each with a share of 8% of the total transactions.

“The new buildings with vast areas delivered in 2014 or under construction in the northern area attracted the most tenants, the proximity of the subway, the residential area for ex-pats, the new mall, and the superior quality of the projects were the main reasons why they were chosen these buildings. We estimate that in 2015 this area will remain in the first place as the total volume of traded areas “, says Alexandru Petrescu, Managing Partner ESOP Consulting | CORFAC International.

The star buildings preferred by tenants in 2014 were

  • Sky Tower, the tallest building in Romania, located in the Barbu Vacarescu area of ​​Centru-Nord, with 11 contracts, concluded in 2014, two of which were mediated by ESOP,
  • Hermes Business Campus, in the Dimitrie Pompeiu area, attracted ten tenants, who rented over 14,000 sqm,
  • Ethos House, with six new customers
  • and the business parks chosen by multinational companies that wanted to gather their employees under the same roof – Globalworth Campus (TELEKOM, 25,000 sqm), North Gate (Renault, 20,000 sqm), Bucharest One (Vodafone, 16,000 sqm) and Green Court (Orange, 13,700 mp)

“We estimate that in 2015 and 2016, in addition to the transactions in the northern area, they will start to grow, in number and leased areas, also the transactions in the central-western area, where several projects were announced that accumulate over 100,000 sqm, such as Sema Park, Afi Business Parc, Orhideea Towers”, appreciates Alexandru Petrescu, Managing Partner of ESOP Consulting | CORFAC International.
