The Equilibrium project includes two office buildings developed in two phases, with a total usable area of 40,400 sqm.
Equilibrium 1 was completed in 2019, is LEED Platinum certified and is fully rented.
The Equilibrium 2 building has an area of 19,400 sqm with a layout on two basements, a ground floor, and 11 floors, and was completed at the beginning of 2023. Like Equilibrium 1, the second building also has a LEED Platinum certificate and is the first office building from Romania that obtained the Net Zero Carbon Buildings certification.
Net Zero Carbon Buildings is a complex evaluation system, which can be obtained additionally or as an alternative to the LEED, GREEN HOMES, BREEAM, and WELL certificates and which evaluates 22 criteria, among which waste management, prevention of regional pollution, HVAC systems, sustainable transportation, energy optimization, etc.
The objective of this certification is the significant reduction of CO2 emissions resulting from the building’s consumption during the entire period of use, as well as the reduction of CO2 emissions from the construction materials used.
According to the surveys of the developer (Skanska Romania), the complex is given a high level of satisfaction by the employees of the rental companies, the most appreciated facilities being the 3,500 sqm garden with functional furniture for working with electrical sockets and Wi-Fi hot spots, the HoReCa services and facilities for cyclists.
With a usable area of 1,800 sqm per floor and the possibility of partitioning the floor for up to four tenants, the Equilibrium office project attracted various companies that chose to rent a new office building. Among them, we mention Iron Mountain, Signal Iduna, Secom Healthcare, FlyGo, Elegance Decor, DBH, Moov Leasing, and SMS Metallurgy.
