ISHO Timisoara office project, which caught the attention of the Germans at Bosch, is still under construction. Still, it has several qualities that are difficult to meet in office spaces: central location, excellent quality – Class A standards, green building attributes, facilities for employees. The offices will be ready early next year.
In the first phase, office spaces totaling 15.000 sqm will be put into use, the project will be developed in later stages, up to a total area of 55.000 sqm of offices.
The offices are pre-certified BREEAM Excellent.
ISHO, developed by entrepreneur Ovidiu Şandor through Mulberry Development, is thought of as a complete urban project, having provided not only office space but also residential apartments and service areas.
And the residential side of the project is interesting as an offer launched in the market. A total of 1.200 apartments will be built, with one, two, three, four, five, or six rooms, which will have built areas ranging from 40 sqm to 400 sqm, some of them with a direct view of the river or the park.
ISHO will integrate as facilities services such as cafes, retail, wine bar, restaurants, pharmacy, banks, medical center, gym and swimming pool, in an airy setting with many green spaces (totaling 7.500 sqm), squares and pedestrian areas, investors promise.
In a partnership with Timișoara City Hall, ISHO will also have a pier, and there is the possibility to come to work with a taxi on the water, on the river Bega, from other areas of the city.
It is estimated that the construction work for the entire project will be completed in 2020, but this also depends on the degree of market absorption, office space, and the residential component, and estimates Alexandru Petrescu, Managing Partner ESOP | Corfac International.
