Five average transactions of office space in less than a month

June proves to be the most active month for the office space market for medium-sized companies, looking for areas between 400 sqm and 1,000 sqm. In the first three weeks of June 2012 alone, ESOP Consulting concluded contracts for 28% of all average leased space since the beginning of the year.

“Medium-sized companies that have turned to ESOP in the last five months to find a new headquarters have either needed more space due to business expansion or wanted to find a better-looking space on a budget similar to the one they paid at the old headquarters. We were able to find the right spaces with the most extensive database: 2,200 office buildings dedicated to medium-sized companies “, says Alexandru Petrescu, managing partner of ESOP Consulting.

One of the most beautiful interwar villas on the market was fully rented by Next Advertising, in the Unirii area. The exclusive building was built in 1940 and recently renovated, respecting the original style and decorations. In total, the villa has a leasable area of ​​737 square meters, being arranged on the basement, ground floor, first floor, and a high attic. The Next Advertising advertising agency offers marketing, creation, media, PR, production, and BTL consulting.

K Pos Software rented 646 sq m in the Sun Office building, after initially showing interest in buying an office. Then he reoriented and opted for the option of renting a space in a business center.

K Pos Software is the software division of Acrelec S.A., specialized in providing technologies for customer work points in the retail, catering, and QSR industries.

Module Works, another software company, rented a 500 sq m villa (photo 2), in the Aviation area. The modern building, recently built, is arranged in a basement, ground floor, and two floors. Module Works is an international software company in Romania since 2004 and is now in the process of expanding. At the end of 2010, Module Works had 12 employees. Meanwhile, their number was steadily increasing, so that the space required for the new headquarters was calculated at 25 employees.

Bion Advanced Support Team rented a 520 sq m office building (photo 3), built in 2007, with all the facilities of a modern office, in the Victoria area. Bion Advanced Support Team is a Romanian company specialized in IT applications, in the field of DW / BI – data processing in business development.

The Italian company Triangolo opens for the first time a headquarters in Romania, the fact for which it rented a mixed office and industrial space with an area of ​​916 sqm, in the Giulesti area. Triangolo’s object of activity is the distribution of office products, from computers and printers to consumables.

“The segment of medium spaces, with areas between 400 and 1,000 square meters, is addressed to companies that want to accommodate from 25 to 100 employees. From the beginning of the year until now, the total volume of transactions made by ESOP was 10,800 sqm, more than double that of deals with smaller spaces, up to 400 sqm “, says Alexandru Petrescu, managing partner of ESOP ESOP Consulting.
