What Office Buildings Were Put Into Use in Bucharest in 2016 and What Will Follow in 2017

The office market is rich, and tenants now have where to choose from at the crossroads of the years. Only last year, class A and B office buildings were delivered, with a total area of 280.000 sqm, as all the previous three years (2012-2015). And in 2017, we estimate that office building with a total of 240.000 sqm will be delivered if the absorption rate will continue last year’s trend. 

In 2016, only in the center-north area, where the new business pole of the Capital took shape, the construction on 14 office buildings was completed in 10 distinct projects. 

Thus, in the first quarter of 2016, the office buildings were delivered:

In the center-west, came on the market and rented almost entirely Afi Business Center 4 & 5, with a total of 33.000 sqm, Plaza Mall Reconversion with an office area of 10.500 sqm and Sema Offices I, with 12.000 sqm.

In 2017, the new offices that will go on the market will cover several areas of the Capital. Large office buildings are under construction, in projects that will be delivered in several phases in the center-north and center-west regions, as well as in the downtown area and even in the center-south area.

The developers have announced that they will deliver in the center-north area, the following office buildings:

  • Globalworth Campus 1, with a total area of 25.000 sqm, in the first quarter,
  • Monolit Ploiești, with 5.000 sqm, in the Presei Libere area, also in the first quarter,
  • Calea Dorobanților with 5.305 sqm,
  • Oregon Park, phase C, with a total area of 24.000 sqm, in the third quarter,
  • Globalworth Campus 2, with an area of 25.000 sqm in the last quarter of the year.

In 2017, in the center-west area, are planned to be put into use the buildings The Bridge – Building A, with a surface of 36.200 sqm, Orhideea Tower, with a rentable office area of 36.900 sqm and Sema Offices, phase II, with 26.800 sqm.

In the downtown area, the Day Tower office building will be ready this year, with a total of 11.781 sqm. In the center-south area, the Timpuri Noi Square project will deliver office space with areas between 12.291 sqm and 20.062 sqm, in several phases.
