Timisoara and Cluj-Napoca, in the top three cities as developing office space markets in Romania, could/might have a subway in the future. The two mayors provided in the local budget amounts for the evaluation studies of the works.
In the lists of investment objects, city halls in both cities have allocated budgets for pre-feasibility studies (Timișoara in 2017 and Cluj-Napoca in 2018). Following these studies will be analyzed the routes of future subway lines, the allocated budgets for the network’s construction, and the estimated duration of the works.
Office areas are being considered for the construction of future metro stations in both cities, and the proof is already listed in the shortlist currently circulated by local mayors.
In Cluj-Napoca, among the areas with possible metro stations in the future are Floresti, Polus, Central Station, and Airport.
In the budget proposal of the City Hall of Cluj-Napoca for 2018, which is under public debate, the amount of 3.482 million lei was provided to finance several studies to prepare future works.
The implementation of a metro network is also being prepared in Timișoara.
According to a 2017 statement by Mayor Nicolae Robu, possible stations could be in the areas of Gara de Nord, Iulius Mall, Openville, Zoo, or Airport. Last year, Timișoara City Hall was allocated 137,000 lei for feasibility studies.
The Openville mixed project in Timișoara currently has offices totaling 31,000 sqm, in two Class A buildings inaugurated in 2017. The office spaces are LEED-certified and meet the standards of green buildings. The total office area in Openville will reach 50,000 sqm of modern space, at the end of 2018, when the third UBC 3 building will be inaugurated.
In the future, however, the project will be expanded. It will estimate a total office area of about 100,000 sqm, which means traffic of at least 10,000 corporate people who will come daily to the office in this complex.
For comparison, in Bucharest, the busiest metro stations, Aurel Vlaicu and Pipera, 33,360 people were transited daily, in 2017, according to figures provided by Metrorex at the request of Ziarul Financiar. The busiest metro station in the corporate area is Aurel Vlaicu, with a total of almost 7 million passengers in 2017, and in second place Pipera station, with 6 million passengers.
The existence of the metro is an essential point in the selection criteria, when companies are looking for an office in Bucharest, according to Alexandru Petrescu, ESOP Manager, being in the top 3 requirements.
