56% of New Office Buildings Delivered in 2017-2019 Will Have Integrated Gardens and Outdoor Relaxation Areas

Out of a total of 700.000 sqm of office space scheduled to be delivered in 2017-2019, in Bucharest, about 390.000 sqm of class A spaces will be in office buildings that will have indoor gardens or green roof terraces. Investors are having a landscape integrated into the project, according to an ESOP l Corfac International study.

In Bucharest, most office projects with urban gardens will be in the center-west area, which will accumulate spaces of over 180.000 sqm in green projects, such as AFI Tech Park, Campus 6, The Light, The Bridge, and Business Garden Bucharest.

The Light

According to an international study carried out by the University of Exeter, England, in collaboration with the University of Groningen, Netherlands, and the University of Queensland, Australia, plants, and green areas at the office improve employee productivity by 15%. That’s why employers are much more attentive to the work environment, a phenomenon observed by investors in the new generation of office buildings.

“In the past, office project developers used the land to the fullest, for construction and parking spaces, rarely being arranged green spaces, and then by allocating minimal resources.

But now, developers are investing in this as well. One of two projects launched and announced on the office market in Bucharest also have integrated landscape elements in the exterior design, green spaces with relaxation functions, or as an alternative to the workspace, equipped with street furniture.

New office projects also include indoor gardens with terraces where you can have a coffee and socialize. Green areas with street furniture and WiFi, outdoor amphitheaters, or parks are presented as future facilities for employees so that they can be more creative and productive, be able to relax close to the workspace or even use these green spaces for meetings and networking.

Will be put into use soon The Bridge offices, a project located in the Orhideea-Grozăvești area, which is provided with indoor gardens, with a double role, architectural and relaxation, and networking space.

A very generous green space will also bring AFI Tech Park project, with an indoor garden and a generous atrium area, so that all workstations will have access to a green area.

In the Orhideea area, one of the main poles in the central west area, in 2018, will be delivered the Business Garden Bucharest project, which will have in all three buildings an indoor garden as well, garden with relaxation and socializing spaces.

Also, in the center-west area is the project The Light, which will integrate an office area and a residential area, linked to green space, for relaxation and Campus 6, already at an advanced stage of construction, which will have a rooftop running track and an outdoor amphitheater

A significant office project inaugurated this year, Timpuri Noi Square, is attracting the attention of passers-by in the area through the outdoor garden and allows the employees of the first companies to move here to relax outdoors in spaces specially designed for socializing.

In the center-north area, four major green projects are planned. Oregon Park, with indoor garden,  Equilibrium, with an outdoor space designed for relaxation and the latest released Bluerose Office Campus renamed Expo Business Park, which has planned an outdoor amphitheater, in a park area, right in the middle of the future Class A office complex.

Premium office projects are also announced in the country, which has incorporated urban gardens. An example is the ISHO class A office complex in Timisoara, which will have at the end a park arranged on an area of 7.500 sqm, in a mixed-use, office and residential project.
