What Office Buildings Will be put into Use in 2021

With an area of 171,341 sqm, nine office buildings have space deliveries scheduled for the next year in Bucharest. All have construction works on time, and five of them have pre-leased spaces that reach approximately 60,000 sqm.

As a novelty, more of the buildings have outdoor terraces, more generous than in the past. Furthermore, these buildings will have facilities for cyclists and electric car owners, and almost all are located in central areas.

U Center

U Center will be the first office park in the Tineretului central area, and it will be noticed through the large green terraces. U Center plans to deliver the first building, U Center A, in 2021, with a total of 32,800 sqm, of which almost 20,000 sqm will be occupied by three tenants who have signed pre-lease agreements.

Endava is one of the first tenants and will move into U Center 1 in the third quarter of 2021. The project is centrally located, in the vicinity of Gheorghe Șincai High School and the Tineretului Park. It will have WELL and BREEAM certificates, LED lighting, a dynamic car park allocation system, which increases the efficiency of use by over 40%, and bicycle parking.

The rentable areas start from 500 sqm.

U Center will have two office buildings, the second to be put into use in 2022.

One Cotroceni Park

One Cotroceni Park will be a landmark project located in Cotroceni, namely in Academia Militara area, next to the subway station with the same name, between the neighborhoods of Cotroceni and Drumul Taberei. It will be a multifunctional assembly, with two office buildings and apartments and a retail area, on the concept of everything in one place, in an easily accessible area of the city.

The offices will have gardens suspended on five levels with green spaces. The spaces will be LEED PLATINUM and WELL certified. So far, three companies have pre-leased office space in the first building, ONE Cotroceni Park phase 1, which will have a total area of 46,067 sqm.

Sema Parc

Sema Parc is the only project in the Grozăvești area to bring new spaces on the market in 2021. In a new phase of expansion of the multifunctional park, Sema Park Oslo, with 10,177 sqm, and Sema Park London, with 21,247 sqm, will be put into use.

Sema Parc Oslo it is a five-story building, suitable for companies looking for buildings with lower traffic.

Sema Parc London is a taller building with 15 floors, a unique panorama towards the Dâmbovița River, and larger areas on the first floor.

The two new office buildings are located close to the Politehnica University of Bucharest, in the central-west area, near a subway station, and 10-20 minutes away by bike or electric scooter from three big districts of Bucharest: Militari, Drumul Taberei, and Crângași.

Sema Parc is a mixed complex, developed horizontally, with retail spaces, offices, and numerous business facilities.

J8 Office Park

J8 Office Park is another project underway, with a significant anchor tenant – Ubisoft company, which will have two office buildings. The first building will be put into use in 2021 and will have a total area of 23,060 sqm. The office spaces will be Class A and will have a fitness room, electric car charging stations, outdoor terraces and roof terraces, parking lots, and changing rooms for cyclists.

J8 Office Park is located in the northern area, near Jiului metro station. Here it will be possible to rent spaces with surfaces from 750 sqm.

Expozitiei 1

Another new project in the northern area is Expoziției 1, also known as @expo, with two office buildings planned for next year. @expo B1 building will have 11,400 sqm, and @expo B2 building will have 10,000 sqm.

The offices will have a BREEAM green building certificate, and Gameloft will be the first tenant, which will occupy an area of 4,800 sqm.

Matei Millo Novotel Offices

Matei Millo Novotel Offices is the only boutique office building to be delivered in 2021. It will have Class A office spaces with 9,612 sqm, arranged on the ground floor and nine floors.

Matei Millo Offices is located on Calea Victoriei, a central premium area, and will excel in elegance and the latest facilities: BREEAM Excellent certification, smart facade, charging stations for electric cars, parking for bicycles and locker rooms for cyclists, but also green terraces on the office floors. A covered outdoor terrace of about 500 sqm is planned on the top floor.

Matei Millo Novotel Office will have anti-Covid safety measures provided in the design, such as the improved ventilation system, with HEPA filters, touch-free building entrance control system, via mobile phone, button-free elevators, operated by a smart building application, automatic doors, and automated temperature control system at the reception.
