Timpuri Noi Square Project, Two Office Buildings Delivered and the Third One On Its Way

According to the monitoring of ESOP Consulting, two of the three office buildings of the Timpuri Noi Square project, developer Vastint Romania, are ready to receive their first tenants. The new and imposing buildings are now an essential landmark in the central area of ​​Timpuri Noi in Bucharest, on the shore of the Dâmbovița River, across the road from the subway station of the same name, Dimitrie Cantemir University, Titu Maiorescu University, and a private campus. 

The new office project in Bucharest highlights the outdoor space, arranged to occidental standards.

As a novelty, the Timpuri Noi Square project has integrated, in addition to rental offices, a generous area of ​​food and retail, with a total area of ​​3,000 square meters, with several commercial destinations, both indoor and outdoor spaces, and ample terraces. This “plaza” area, as the designer called it, after the Italian model, will have the role of socializing and relaxing.

The food service spaces, with a total area of ​​2,200 sqm, were rented by the Fratelli group, which will bring here several own brands – Fratelli Bistro, Biutiful Downtown, and a canteen.

Office space tenants include Trement Software Consulting, Netcentric Eastern Europe, Kruk Romania, Impact Hub, Phoenix Contact.

The office spaces have BREEAM Excellent certificate, being built to green building standards, which respect the principles of sustainability: low energy consumption and wastewater recycling system, air conditioning system with fresh air supply, LED-based lighting, own charging for electric cars, bicycle parking.

 The Timpuri Noi Square Bucharest office project has three phases:

1. Timpuri Noi Square 1, with 10 floors and a total office area of ​​13,385 sqm,

2. Timpuri Noi Square 2, with 10 levels, but with a more substantial office area of ​​19,139 sqm,

3. the third phase, still under construction, Timpuri Noi Square 3, with a height of seven floors and a total area of ​​20,063 sqm.

 The first office building project, Timpuri Noi Square Office 1, is fully rented. 

There are still some turnkey spaces available for rent, in Timpuri Noi Square Office 2, with areas of over 400 sqm and for pre-rent office space in the Timpuri Noi Square Office 3 building, which is scheduled to be completed next year.
