Timpuri Noi Square – Building 3, Under Heavy Works

The construction of Timpuri Noi Square – Building 3, the last office building in the first phase of the Timpuri Noi Square project, is coming in a straight line, according to ESOP monitoring. TN Offices 3 is the third building in the project, located in the area from Splaiul Independenței and will have a total leasable area of ​​class A offices of 20,063 sqm, arranged on seven levels. At the beginning of this year, in Timpuri Noi Square, an office area of ​​less than 6,000 sqm is still available for rent or pre-rent.

The Timpuri Noi Offices 3 office building is scheduled to be up and running in the second quarter of this year.

With the delivery of these office spaces, the first office component of the Timpuri Noi Square project will be closed, which will have a total leasable area of ​​over 50,000 sqm and which consists of TN Offices 1 – with a leasable area of ​​14,280 sqm, TN Offices 2 – 20,100 sqm and TN Offices 3 with 20,063 sqm.

The office spaces in the first phase of offices have on the ground floor a retail and service area of ​​3,000 sqm, arranged in a plaza area, with several cafes, restaurants, and bistros, with outdoor seating areas. Already Timpuri Noi Square is a destination for customers of pop art and handmade fairs, various events being organized periodically on its premises. Also, the project will have a total of 920 parking spaces for employees of companies working in office spaces and their guests at the end of the summer.

TN Offices 3 offices are BREEAM Excellent pre-certified, with construction standards for class A offices, backup generator for security systems, HVAC air conditioning system with superior ventilation capacity, and 100% fresh air supply, lighting with an efficient LED system. Through the project, the office buildings have large, bright windows, with a unique panorama to the Tineretului area and the Dâmbovița river.

The Timpuri Noi area, where the office project is located, is located in the central-eastern part of Bucharest, near the Timpuri Noi metro station, one metro station from the Unirii area, the zero point of the Capital.

Last year, numerous building permits were obtained in the area for blocks with hundreds of apartments, which will lead to a happy tandem between the development of the new office pole and the creation of modern living and retail facilities for employees of tenant companies.

At 100 meters from the project, there is a private student campus and two private universities: Titu Maiorescu University and Nicolae Titulescu University.
