The London office building is part of the third development phase of the Sema Parc – Sema City project, a complex urban regeneration project, which will eventually have a total built area of 964,800 sqm. The office area will be 526,800 sqm, in three types of office buildings, City Buildings, large buildings located along the Dambovita river, Courtyard Buildings, with flexible partitions, and Pavilion Buildings, independent subsidiary buildings with their own administration and underground parking. In addition to the office buildings, the complex will include 93,500 square meters of retail space and 305,200 square meters of residential space.
The London building is a City Building type construction and was completed in the first part of 2022. With an area of 21,350 sqm and open spaces on each floor, the building benefits from efficient use of the surface due to the low ratio of common spaces.
The layout is on 14 floors for offices, a commercial ground floor, and two underground levels for parking. Each floor offers over 1,600 square meters, an area that can be furnished for the headquarters of one, or up to four companies.
The Sema Parc business park has entered into a process of making energy consumption more efficient, even a photovoltaic power plant is under construction, powered by 3,000 solar panels, which will partially ensure the energy consumption of some of the smaller office buildings. The London building was also designed as a green building, being certified BREEAM Excellent. The facilities that contribute to this certification are the integrated BMS system, reduced energy consumption by using standard lighting with sensors and LEDs, reduced HVAC consumption by using a radial heat exchanger for clean air, sockets for charging electric cars (17 in the common parking lot of the London and Oslo buildings).
The London office building in Sema Parc is very easily accessible for employees of the tenant companies, both by car and by public transport. The metro station Petrache Poenaru is located right at the entrance of the complex, and the stations for ground transport are nearby.
