Vastint, the Swedish developer, started the second phase of the Timpuri Noi Square real estate project, an ambitious project located on the premise of the former Timpuri Noi factory in Bucharest.
This stage of development will focus on constructing two new office buildings, with an estimated investment value of over 100 million euros and an estimated completion date for the first half of 2027.
The new phase of the project will add an area of approximately 50,000 square meters, thus doubling the office and commercial spaces available in the Timpuri Noi Square complex. The two new buildings will have impressive features: Timpuri Noi Square 4 will have around 26,000 square meters and 15 floors, being the tallest building within the complex, and Timpuri Noi Square 5 will have approximately 24,000 square meters of space for offices and a structure in the shape of the letter H, with 8 floors. The buildings will have approximately 600 parking spaces.
The retail component will have 5,000 square meters on the ground and first floor and 100 allocated parking spaces. These buildings will be equipped with advanced technologies, considering the current trends in sustainability and energy efficiency. The 2nd phase of the Timpuri Noi Square project eliminates the use of fossil fuels, installing instead photovoltaic panels, heat pumps, and only for cases of force majeure, as a backup solution, an electrical plant. The project will be executed according to the latest nZEB and LEED standards.
The 2nd phase of the Timpuri Noi Square project represents an important step in real estate development in Bucharest, demonstrating Vastint’s commitment to innovation and sustainability and contributing to the urban regeneration of a former industrial area.
