The Bridge 3 Is 71% Occupied

At the end of last year, the works started at the third phase of The Bridge project in the Orhideea-Grozăvești area. According to ESOP monitoring, out of the total leasable area of ​​20,191sqm, only an area of ​​6,000 sqm is available. The Bridge 3 is expected to be launched in 2020.

The Bridge project, located near Grozăvești metro station and near Basarab Passage, has three stages of development. The first stage was inaugurated in 2017, and among the tenants are BCR and IBM.

The second stage, The Bridge 2, is under construction and is fully pre-leased, and is expected to be put into use this year. Future tenants include Medicover and UPC.

The Bridge 3 will be a green building, according to LEED Gold standards, with class A office spaces and bicycle parking spaces, efficient lighting in LED system, with motion sensor control, individual temperature and light control system, balconies on each floor.

The building is designed to integrate last generation technologies, which reduce energy consumption by 35% compared to a traditional system, water consumption by 30% and electricity consumption by 25%, according to technical data provided by the developer.

The Bridge has shopping and food facilities. In the immediate vicinity are the Carrefour Orhideea galleries, with an expanding food area and a transformation plan into a mall, in a few years, and a few trams stop away is the AFI Cotroceni shopping center.

The Bridge complex also has the advantage of the proximity of Regie, the largest university campus in Romania and of the Polytechnic University of Bucharest, located a five-minute walk away.

 

The Bridge project has a representative architecture, which allows optimal natural lighting inside office spaces. It is made by the international architecture firm Epstein, with over 90 years of tradition and works awarded at international competitions
