Queisser Pharma moves its offices to the Metropolis complex, the transaction being assisted by ESOP Consulting

Reconversions into office space, of buildings that have another initial destination – such as hotels or commercial spaces – started in the second half of last year are beginning to bear fruit and bring the first income. The Metropolis Bravo office building, whose reconversion from the former Starlight Suites Hotel has just been completed, has attracted two tenants.

ESOP Consulting has brokered the lease of office space with an area of ​​265 square meters, in Metropolis Bravo, to Queisser Pharma. Also, in Metropolis, Bravo will expand its space and the company Parexel International, which has a space in Metropolis I.

“With the establishment of the subsidiary Queisser Pharma SRL, the company’s management decided to relocate Headquarters (HQ), the solution proposed by ESOP and Soravia being chosen based on criteria: location, facilities, and last but not least architecture,” said Teodora Caba, General Manager at Queisser Pharma.

Hotel reconversions are more attractive to office space customers.

“Metropolis Bravo is an attractive solution, due to the location and good reputation of tenants attracted in the first phase of the project, Metropolis Alpha, the quality of office space and last but not least the professional way in which the owner, Soravia manages the complex. As a result, we recommended this project to our client Queisser Pharma, because it best suits its management requirements, which wanted a representative office and quality spaces. We consider that it is easier and more efficient to change the destination of a hotel, in an office building when you have another rented office building. We appreciate that in the next period, other spaces will be rented in Metropolis Bravo “, says Alexandru Petrescu, Managing Partner ESOP Consulting l CORFAC International.

Metropolis Bravo has a leasable area of ​​4,500 square meters, of which about 35% have been traded so far, according to the investor’s representatives, Soravia company. The tenants of the office space in Metropolis Bravo thus join those already existing in the Metropolis Center complex, such as DLA Piper, Parexel International, the European Bank for Reconstruction and Development, Mega Image and Reckitt Benckiser.

As we mentioned in the ESOP study at the beginning of this year, the office market is considered a more attractive segment than other real estate segments, as evidenced by the fact that in 2013 were launched four significant projects for the conversion of buildings with the initial destination of hotel or shopping center, in office spaces totaling approximately 45,000 sqm – details can be found in the table below
