The developer Speedwell continues the procedures for authorizing the Queens project on Pipera Street, whose completion is estimated at the beginning of 2027.
Located 10 10-minute walk from Promenada Mall and the subway station, Queens is shaping up as a mixed complex that will include offices, residences, commercial spaces, and a private medical clinic.
The office component includes two buildings, with 8 floors each, 23,000 rentable square meters in total, and 268 parking spaces. With surfaces per floor between 2,400 and 3,300 square meters and several partitioning options, Queens can accommodate offices for companies from 400 square meters up to the surface of an entire building, 11,400 or 11,600 square meters respectively. The residential buildings will offer 237 apartments and 2,500 square meters of commercial space on the ground floor, dedicated underground parking, as well as landscaped green spaces.
The entire project will integrate sustainable construction solutions and is set to achieve BREEAM Excellent and Well Platinum certification.
Among the integrated technologies will be the use of only electrical equipment, without gas consumption, resulting in 0% carbon emissions from the operation of buildings, shaded facades, photovoltaic panels, the reuse of rainwater, the reduction of energy used by 36% compared to office buildings of typical class A, intelligent parking system.
Queens offers spaces where the community in the complex and the surrounding area can develop organically and truly enjoy their neighborhood. The proof of this approach lies in the way the concept was developed: starting from creating places for people, such as parks, pedestrian walkways, squares, then adding the buildings around.
In the case of pre-leasing an extended area in this phase by an anchor tenant, individual arrangements can be considered from the construction phase.
