The investment market in offices for SMEs is getting better

The Victoriei Square area has become the most coveted location for companies looking for a new headquarters. It is a nodal access point to all areas of Bucharest, both by public transport and by car. In this area, large-scale real estate projects have been developed for large companies; only the option of blocks of flats exists in Victoriei Square for small and medium-sized companies.

But there are also SMEs that want offices that give them a specific image, comfort, open space. “Their demands are not high: a space that folds or is adaptable to the company’s structure, air conditioning, parking spaces, a street building or easy to spot, access to public transport, modern finishes, a solid construction, well made, not something of a cloak, a civilized office space that fits in the budget, “says Irina Nastase, commercial director of the ESOP Consulting agency.

In support of these companies comes a recently completed project that belongs to a Romanian investor, an individual. The building promoted by ESOP is specially designed for SMEs. It is composed of Gf + 5, with a total area of ​​1380 usable square meters. The ground floor has a reception space and an independent space of 110 sqm (open space, 2 bathrooms). It is ideal for a travel agency or any other professional services company that works with the public. Floors 1, 2, 3, and 4 are identical, and each has 260 sqm (open space, hall and 2 bathrooms), the 5th floor has 230 sqm, plus a terrace of 30 sqm.

The spaces are equipped with air conditioning, telephone, carpet, parking, security. The finishes are modern, of good quality: ceramic wall and floor tiles, double glazing. The building is positioned on the street, has easy access to public transport, being an ideal space for SMEs, says Irina Nastase from ESOP.
