Almost a third of the total volume of office space occupied in the first half of 2017 is under leases with areas of over 10,000 square meters, according to a study conducted by our company ESOP Consulting. The largest share of the total office transactions has transactions with large surfaces, of over 10,000 sqm, representing 28% of the whole surface rented by companies in Romania.
Secondly, a close share of 27% is the segment of transactions with office surfaces between 1,000 and 3,000 square meters.
The third place, with a share of 17%, is occupied by the segment of transactions with surfaces between 5,000 and 10,000 sqm. The fourth place, with a share of 16%, by the section of deals with small surfaces, up to 1,000 sqm. In the last place is the segment of transactions with office surfaces between 3,000 and 5,000 sqm.
The IT&C field of activity, from which the star tenants in 2017 come, who usually requested and rented premium office buildings, has a different structure of office rentals in the first six months of 2017.
The largest share of total rents from IT&C companies was occupied by the office segment between 5,000 and 10,000 sqm. According to the study conducted by ESOP Consulting, a much smaller percentage of only 6% was the segment of spaces under 1,000 sqm.

“The growing, flexible spaces in buildings where there is the possibility of further expansion, over time, were the most requested in 2017. This trend will continue, especially among the requests from IT&C companies, which have plans announced by growth for the next 3-5 years “, says Alexandru Petrescu, ESOP Consulting Manager.
Office tenants in 2017 include IBM, Netcentric, Bitdefender, Nespresso, Samsung, Microsoft, Wipro, Oracle, Fitbit, DCS +, Telenav, Atos, and Huawei.
