The market for quality office space is only now taking shape in the city of Bănie. The first large tenants pre-rented important office spaces, the most attractive being those in the Lăpuș area, near the headquarters of the faculties of Automation, Computers and Electrical Engineering, and Electrical Engineering, according to an ESOP monitoring.
Electroputere Park Offices is a new office building located right in this area. It is a five-minute walk from the technical faculties and next to Electroputere Mall, the largest retail and food park in the city.
The project is being completed, and it has a ground floor plus two floors, with a total area of 15,000 square meters.
The business center is built to new quality standards, has a glass curtain, with large windows through which natural light enters, and on the inside is an open space, with high ceilings and last generation facilities for voice data cabling, BMS ( Building Management System), access control, electric generator for vital functions.
The office surfaces available for rent in Electroputere Park Offices are between 544 – 6,000 sqm. Specific to this project is the fact that it has large areas per floor, from 3,900 square meters.
Craiova is in the top five university centers with the most graduates in Romania.
ESOP Consulting recently mediated a transaction of 4,000 sqm, high-quality office space, for a major German automotive company, which will be the anchor tenant of the Electroputere Park Offices project.
According to an ESOP analysis, in Craiova, projects totaling only 19,015 sqm are under construction or in the planning stage. The most sought after are those near higher education institutions and large companies interested in attracting students to development programs.
