The office tower located near Crowne Plaza will have 24 floors with class A office space, with a total rentable of 35,000 sqm, according to the monitoring of ESOP Consulting. The anchor tenant is the consulting company PwC Romania, which has pre-leased an area of 8,000 sqm of office space.
The construction works are on schedule, and it is estimated that Ana Tower will be put into use in the last quarter of this year.
The construction is pre-certified LEED Platinum, guaranteeing green building criteria: low energy consumption, abundant natural light, due to the large glazed surfaces of the facade, BMS control system, generator for vital operations. In addition to offices, in the basement, on three levels, 267 parking spaces and 11 charging stations for electric cars will be built. An above-ground car park will be set up around the building. The building will also have as a facility a parking lot for bicycles and locker rooms with showers for employees who will come to the office by bike or electric scooter.
There will also be a café on the ground floor.
The average rentable area per floor is 1,336 sqm.
The Expozitiei Area – Casa Presei Libere, where Ana Tower is located, is in full development. This project is the second largest among the significant developments with class A office space. The location near Crowne Plaza is 5 minutes from the intersection of Casa Presei Libere, where a future metro station is planned on the line under construction that will connect Jiului station with Otopeni International Airport. Within walking distance, there are bus stops with access to 12 lines, which connect the center-north area of the Capital with all the neighborhoods in Bucharest.
Herastrau Park is a 10-minute walk.
