On October 3, 2013, at the Caro Hotel, the conference “RRR – Restoration / Renovation / Rehabilitation” took place, where Alexandru Petrescu, Managing Partner of ESOP Consulting, held the presentation Perspective on the real estate market of restored buildings.
ESOP has been working for 11 years on the market of office space rentals in villas.
We probably have the largest database of villas that have office destinations. We manage more than 2,000 villas that exceed 500,000 square meters.
From the beginning of the year until now, we have rented an area of 8,055 sq m in villas. From our experience, we consider that the renovation and reintroduction of villas in the commercial circuit with offices is one of the most efficient methods of conservation and capitalization of real estate represented by these properties.
The presentation also presents the level of rent in Bucharest, for these types of properties, tips for landlords – individuals or developers – what level of rent should be aimed at, how to renovate villas to attract tenants on the office space market, from what are the tenants who rent such properties and what are they aiming for and why is it still an excellent deal to renovate historic buildings and introduce them to the commercial circuit.
