29 Office Buildings Will be put into Use in 2019

Next year, 29 new buildings will be delivered in Bucharest, with class A and B + office spaces, with surfaces between 6,543 sqm and 42,261 sqm, totaling 411,461 sqm, according to an analysis made by ESOP Consulting.

Most are new phases, in large projects, under development over several years, such as The Bridge, Business Garden Bucharest, Oregon Park, Globalworth Campus. Still, there are also projects that deliver the first spaces, such as Expo Business Park and The Light.

From the point of view of the areas, in 2019, we will observe an even greater diversification of the poles with new spaces in modern buildings, apart from 1. Grozăvești-Politehnică-Orhideea, and 2. Aviației-Barbu Văcărescu-Pipera, being in advanced phases of office construction and in areas 3. Expozitiei, 4. Militari-Preciziei-Pacii, and 5. Timpuri Noi-Tineretului.

In the first quarter of 2019, it is estimated that four office buildings will be delivered: Renault Bucharest Connected, in the Militari-Preciziei-Pacii area, and in the Politehnica-Grozăvești-Orhideea area, all three office buildings from the Business Garden Bucharest project will be delivered simultaneously, with a total area of ​​41,000 sqm of class A office space and a suspended garden.

Among the buildings that will be ready in the second quarter of 2019, we mention:

In the center-west area of ​​The Bridge II, with a total of 20,191 sqm and which has sustainable features and low energy consumption according to international standards LEED Platinum, but which has very little free space and the first phase of The Light, The Light I, with an area of ​​21,000 sqm.

The main advantages of the area are the proximity to the Polytechnic University of Bucharest and the largest student campus in Regie. It is located in an important central hub in Bucharest, accessible to all residential areas. It has many shopping facilities, food, leisure, sports and other types of services that improve the quality of life.

In the center-north area are available for pre-rent, spaces that will be delivered next spring-summer in the latest generation projects Oregon Park Bldg C with an area of ​​24,000 square meters, on Barbu Văcărescu and a new project Zone 313, also located on Barbu Văcărescu, with an area of ​​6,907 sqm.

In the central-eastern part, Timpuri Noi Square III will be put into use, the third phase of the project that gave a new face to the area that bears its name, with an area of ​​20,000 sqm. The building is pre-certified BREEAM Excellent, according to European standards on environmental protection and low energy consumption, with increased input of natural light and equipment with LED lighting, parking spaces for bicycles, charging stations for electric cars and so on.

In the third quarter of 2019, four office buildings will be inaugurated

As a premiere, we will witness the shaping of the Office’s office pole, a reference moment being the delivery of the two buildings (2 and 3) of the Expo Business Park project, the first in the area that will have a mix of tenants and its own space with multiple facilities for employees, including an outdoor amphitheater. A World Class sports and health center will also open here, the transaction mediated by ESOP Consulting.

Also, next autumn, a Caramfil Office Building boutique office building will open, with a total area of ​​13,200 sqm, in a luxury area of ​​the Capital, close to the Aviation area and the first phase of the Equilibrium project, an area of ​​20,600 sqm in the Barbu Văcărescu area.

In the last part of next year, it is estimated that the construction of the buildings, Globalworth Preciziei 1 and 2, will be completed, with a total of 60,000 sqm.
