The year 2026 signals a revival in office space deliveries in Bucharest, bringing three new projects that will enrich the city’s supply of modern workspaces. These include ARC Project in the Central-West area, ONE Technology District in the Northern part of the city, and ONE Gallery in Floreasca area. All these buildings are Class A office projects, focused on sustainability, energy efficiency, and the integration of modern urban functions, making them attractive options for companies looking to expand.
Located in the Orhideelor – Grozăvești area, ARC Project is nearing completion and is set to become a landmark of the new generation of office buildings in Bucharest.

Strategically positioned near the Basarab metro station and major public transport lines, the project offers accessibility and connectivity. The building will provide approximately 30,000 sqm of modern office space across 10 floors, a ground floor with retail functions, and two underground parking levels. Amenities include electric vehicle charging stations, dedicated facilities for cyclists, an advanced Building Management System (BMS), and over 300 parking spaces.
The completion of ONE Gallery is also scheduled for 2026, marking the transformation of one of Bucharest’s most iconic industrial buildings into a contemporary mixed-use development with office and retail functions. The former Ford Hall, located at a major urban junction, has entered an extensive regeneration process aimed at reintegrating the building into the city’s economic and social fabric.

Beyond its architectural and historical significance, ONE Gallery has been conceived as a modern workplace tailored to the evolving needs of office tenants. The 13,000 sqm of office space allows for flexible layouts, supported by advanced technical specifications and sustainable solutions, including the use of solar panels and state-of-the-art building systems.
In the Northern area of the city, ONE Technology District is a project developed by One United for Infineon.

The building comprises approximately 20,600 sqm of office and laboratory space, dedicated technical areas, and 280 underground parking spaces. Infineon pre-leased the entire building at the design stage under a 15-year contract.
The three buildings scheduled for delivery in 2026 reflect the direction in which the office market is heading: greater energy efficiency, easy access to public transportation, integrated employee amenities, and flexible spaces adapted to new ways of working.
