Which office buildings will be completed in Bucharest in 2026?

The year 2026 signals a revival in office space deliveries in Bucharest, bringing four major projects that will enrich the city’s supply of modern workspaces. These include ARC Project in the Central-West area, ONE Technology District in the Northern part of the city, and buildings 4 and 5 of the second phase of the Timpuri Noi Square project, two developments that will further strengthen a rapidly emerging business hub. All these buildings are Class A office projects, focused on sustainability, energy efficiency, and the integration of modern urban functions, making them attractive options for companies looking to expand.

Located in the Orhideelor – Grozăvești area, ARC Project is nearing completion and is set to become a landmark of the new generation of office buildings in Bucharest.

Strategically positioned near the Basarab metro station and major public transport lines, the project offers accessibility and connectivity. The building will provide approximately 30,000 sqm of modern office space across 10 floors, a ground floor with retail functions, and two underground parking levels. Amenities include electric vehicle charging stations, dedicated facilities for cyclists, an advanced Building Management System (BMS), and over 300 parking spaces.

The second phase of Timpuri Noi Square, one of Bucharest’s most coherent and modern urban developments, is also scheduled for completion in 2026.

This new stage includes two office buildings served by 690 parking spaces, designed in line with nZEB standards and aiming to achieve top-tier green certifications. The buildings are designed without the use of fossil fuels, relying instead on energy-efficient solutions and the integration of renewable energy sources.

Timpuri Noi Square 4 will feature two underground levels, a ground floor, a mezzanine, 15 upper floors, and a technical floor. The estimated leasable area exceeds 26,000 sqm, making it a key component in the expansion of the complex.

Timpuri Noi Square 5 will complement the project with approximately 24,000 sqm of modern office space, arranged over a ground floor and eight upper floors, also including an additional technical floor. Both buildings will offer amenities typical of next-generation office developments and will continue the project’s tradition of seamlessly integrating workspaces with pedestrian areas, retail services, and quick access to public transport.

A distinctive feature of the second phase of Timpuri Noi Square is its expanded retail component, which includes the largest food hall integrated into an office building in Romania, covering nearly 6,000 sqm. This will be the first food hall of its kind integrated into an office development in Bucharest. Through this approach, the project aims to create a complete urban experience, where workspaces, social areas, and employee amenities are designed in a unified and cohesive manner.

In the Northern area of the city, ONE Technology District is a project developed by One United for Infineon.

The building comprises approximately 20,600 sqm of office and laboratory space, dedicated technical areas, and 280 underground parking spaces. Infineon pre-leased the entire building at the design stage under a 15-year contract.

The four buildings scheduled for delivery in 2026 reflect the direction in which the office market is heading: greater energy efficiency, easy access to public transportation, integrated employee amenities, and flexible spaces adapted to new ways of working. Whether in the Central-West area or in Timpuri Noi, these projects will significantly enhance Bucharest’s stock of modern office space and contribute to the consolidation of both areas as growing business hubs.
