The Sale of the CSDA Siriului Building brokered by Esop Consulting

The company that owns the CSDA office building, located in the Aviației area of ​​Bucharest, has been sold to the company Bucur SA. The transaction was brokered by Adrian Calinescu from Esop Consulting.

The building was developed in 2013 by Primavera Development with European funds and acquired in 2017 by the Bălășescu family, known for founding the courier company Urgent Curier.

CSDA Siriului has a built-up area of ​​approximately 5,000 sqm and a leasable area of ​​approximately 3,600 sqm. It is located on Siriului Street, near the Aurel Vlaicu metro station, and has 46 parking spaces. The building has energy efficiency certification and office spaces on six levels, with modern facilities for tenants.

Currently, the building hosts tenants from various fields, and its positioning in an area with recent residential and commercial developments contributes to its long-term attractiveness.

The context of the Bucharest office market

According to data compiled by Esop Consulting, approximately 104,350 sqm of modern office space was leased in Bucharest in the first six months of 2025. Of this total, 53% were (pre)lease and expansion transactions, and 47% were contract renewals and renegotiations.

During the same period, no new office buildings were delivered to the market. This is relevant in the investment analysis, as the limited supply maintains interest in existing buildings, with competitive locations and technical specifications.
