The City Rose Park complex, which remained in the project stage for several years, was returned to the table with a new concept and name, Spatio.
Initially authorized in 2018 for three office buildings with a total area of 50,000 square meters, the project has been revised and is in the process of being authorized. In the new form, Spatio will include a single office building of 17,000 square meters with a layout of 2BS+GF+10F and two residential buildings with 238 apartments.
The development of remote work models has led to lower demand in the office space rental market. Spatio will offer a long-term balanced solution, adapted to the new conditions and responding to the increasingly widespread desire for options for work and living close to each other.
With a mix of office and residential spaces, the new complex aims to attract both companies and individual buyers. This diversity helps mitigate the developer’s risk. In the same sense, within the new project, the decision was made to build two basement levels for parking, instead of four as provided in the previous plan, thus reducing the cost of the investment.
The Spatio complex is to be built on a plot of 14,000 square meters, which is part of the former Grivita factory behind Romexpo. The location in the Exhibition area, in the northern part of the Capital, makes Spatio easily accessible. Piata Victoriei is 10 minutes away by car and Otopeni International Airport is 20 minutes away. Also, public transport offers many options nearby.
