Construction works on Promenada Office Tower, the newest office development in NEPI Rockcastle’s portfolio, are advancing at a fast pace, with the building structure already reaching levels 5-6.

The project is part of the Promenada complex expansion, one of the largest mixed-use developments in Romania, which will bring together a shopping mall, offices, a hotel, and premium retail spaces within an integrated urban concept.

Located in the Floreasca-Barbu Văcărescu business district, Promenada Office Tower is set to become a new architectural landmark for the area and a next-generation business destination.

Upon completion, the entire development, including the existing mall and its extension, will rank among the most valuable real estate assets in Romania, with an estimated value of €500 million.

The building features a complex structure with seven underground levels, a ground floor, and 15 upper floors, three of which (levels 8-10) are dedicated exclusively to office spaces. These total 12,000 sqm of modern office area, each floor offering around 4,000 sqm with flexible partitioning options for up to four tenants per level.

Designed to international Class A+ standards, Promenada Tower will be BREEAM Excellent certified, confirming its energy efficiency, sustainable materials, and high-quality indoor environment. The tower is equipped with state-of-the-art technical infrastructure, including individually controlled HVAC systems with filtered fresh air for a healthy workplace, raised floors, modular ceilings, and a high-performance Low-E glass façade maximizing natural light and thermal comfort. Building management systems (BMS) provide centralized control of all installations, while dual power supply from independent sources, backed by standby generators, ensures uninterrupted operations. Connectivity is secured through fiber-optic infrastructure with access to multiple telecom providers.

Accessibility is another major advantage. Located at the intersection of Calea Floreasca and Barbu Văcărescu Boulevard, the building is just a two-minute walk from Aurel Vlaicu metro station and enjoys excellent links to the city’s public transport network. For those using private transport, Promenada Office offers 1,100 parking spaces across its seven underground levels, a highly competitive parking ratio of 1 space per 13.6 sqm leased, among the best in Bucharest’s office market.

More than just an office building, Promenada Office is part of a comprehensive urban concept.
