Globalworth starts the construction of Green Court D

Cladirea Green Court D

Bucharest’s office space market is receiving important news: Globalworth has started construction on Green Court D, the fourth building of the Green Court office campus in the Aurel Vlaicu – Floreasca area, one of the most dynamic business hubs in the city. The project marks the company’s return to investments in the office segment, at a time when new supply is at its lowest level in the past two decades, and companies are increasingly seeking modern, energy-efficient, and well-connected spaces.

The new building will complete the existing ensemble formed by Green Court A, B, and C, with a total leasable area of over 52,000 sqm. Green Court D adds another 16,500 sqm of premium office space, spread across 11 floors, plus three parking levels, meeting the growing demand for high-quality workspaces in the Floreasca – Barbu Văcărescu area.

Interest in the project is already visible: approximately 30% of the space is pre-leased, a strong signal of companies’ appetite for smart and sustainable premises.

Green technologies and energy efficiency

Green Court D is designed as a new-generation project, focused on technical performance and sustainability. Among the technical features:

• geothermal system for high energy efficiency

• free-cooling solutions

• photovoltaic panels with an installed capacity of 168 kWp

• dedicated equipment for server rooms, with chiller and backup

• design oriented toward employee comfort

The objective is to obtain the highest international certifications, LEED Platinum and WELL Health & Safety, which will position Green Court D among the most advanced office buildings in Bucharest.

Construction works are underway, with delivery scheduled for 2027. Excavation works are currently being carried out, and the development timeline indicates an estimated delivery date in 2027. Once completed, the building will strengthen the business community created by Globalworth in the Aurel Vlaicu – Floreasca area, where companies benefit from easy access to the metro, public transport, restaurants, services, and green spaces.

At a time when new office projects are extremely rare, the start of construction for Green Court D represents a major development for Bucharest’s office market. With sustainable technologies, modern design, and excellent location, the new building has all the prerequisites to become one of the most sought-after destinations for expanding companies.
