In the heart of Bucharest, at 15 Calea Victoriei, the former Bancorex headquarters, an emblematic building erected in the 1990s and known by many as the “Bancorex Block”, is getting a new life.
AFI Europe’s plan is ambitious: a complete renovation that will transform the property into AFI Central Tower, a Class A office and retail complex, fully aligned with ESG principles and guided by a clear vision of urban sustainability.
The acquisition through which AFI took over the building in the summer of 2024 from Austrian investor Immofinanz was valued at approximately €27 million. The building has a total built area of about 38,703 sqm and is regarded as the first modern office building in the capital constructed after the 1990s.
The conversion permit was obtained in 2023, and modernization works began in 2025. The estimated delivery date for the new spaces is the third quarter of 2027.
From an architectural standpoint, AFI Central Tower will combine two distinct volumes: a lower structure (ground floor + 9 levels) facing Calea Victoriei and a taller tower (ground floor + 17 levels) at the rear, both connected through a shared ground floor and underground parking.
Beyond its architectural and symbolic value, the location is another strong asset of the project, close to the CEC Palace and Bucharest’s “kilometer zero”, offering the building exceptional visibility and attractiveness for companies seeking premium office spaces.
For tenants, the renovation will deliver more flexible layouts, modern facilities, improved energy efficiency, and enhanced corporate image within a revitalized landmark building. For the Bucharest real estate market, the project will expand the supply of Class A office spaces at a time when new, high-quality developments are relatively limited.
