ARC Office Experience is a Class A office project scheduled for completion by the end of 2026. It is located in the Grozavesti - Orhideea area, just 2.5 km from Victoriei Square.
Designed to achieve LEED Platinum certification, the building will provide approximately 30,000 sq m of leasable space, on a 2BS+GF+10 floors layout.
A key advantage is its excellent access to multiple public transport options, including two metro stations - Basarab and Grozavesti - as well as tram, bus and train connections.

Office space and flexibility

The typical floor provides approximately 2,959 sq m of leasable space, allowing for both smaller office units starting from around 200 sq m and larger premises spanning one or several floors. The offices have a clear height of 3 metres.
The building's modular technical systems allow for faster and more efficient interior fit-outs, with minimal intervention to the existing infrastructure and optimised fit-out costs.

Indoor comfort

ARC Office Experience features a ventilation system providing 100% fresh air, together with a radiant ceiling system for heating and cooling, designed to provide a more even distribution of temperature throughout the office space compared with conventional HVAC systems. This helps reduce draughts, system noise and temperature variations, particularly in areas close to the fa?ade.
Indoor comfort is further enhanced by generous glazed areas with high-performance sound insulation, openable windows, a fitness centre dedicated to building occupants, and a dedicated building app for access, wayfinding and more efficient use of parking facilities.

The building is fully electric and not connected to the natural gas network. Heating is provided by heat pumps, while photovoltaic panels contribute to on-site energy production.

Approximately 2,500 sq m, representing almost one-third of the project site, will be landscaped as a green, relaxing areas.
