Sema Parc is a mixed-use redevelopment project developed on the former Semanatoarea industrial platform.

The office buildings are divided into three types: City Buildings, large-scale buildings located along the Dambovi?a River; Courtyard Buildings, offering flexible layouts; and Pavilion Buildings, independent ancillary buildings with their own management and underground parking.

Phase I
The first two buildings, River View (a City Building) and Atrium House (a Courtyard Building), were completed in 2007 and 2008, respectively, and have usable areas of 23,000 sqm and 17,000 sqm.

Phase II
Includes three Courtyard Buildings, with a ground floor + 1 floor configuration, named Brussels, Paris and Berlin.


-Brussels was completed in 2016 and has approximately 14,500 sqm. The building has 300 allocated parking spaces.

-Paris was completed in 2018, has 10,000 sqm and 185 parking spaces.
-
Berlin was completed in 2019, has 15,000 sqm and 300 parking spaces.

Phase III
Includes two buildings, one Courtyard Building and one City Building, both completed in 2021.

The residential component, Sema Home, will comprise over 300,000 sqm, with one-, two-, three- and four-bedroom apartments.

Location:
In the central-western area of the city, which is in accelerated development, near the Regie complex and the Polytechnic University. Access can be made both by subway, Petrache Poenaru station being located right at the entrance of the complex, and by surface public transport. The car traffic in the area is quite fluid, being taken over by both Splaiul Independentei and Basarab bridge.
